On-site sales agents are employed by the buider/seller and that means the seller is their client. You are always a CUSTOMER representing yourself in that case.
There is
no fee for you to have a buyer's agent. A Buyer's Agent can save you money and headaches now and later. Any compensation given to the REALTOR® is recognized by the builder as a marketing fee and has no impact on the final cost of the home. You have nothing to loose but everything to gain selecting a Buyer's Agent to represnt you with any purchase, including existing home sales. Builders and sellers desire, expect and encourage REALTOR® participation, buyer's agents.

Note: While the On-Site Agent represents the builder and not the purchaser, the purchaser represents him/herself.
In general buyers are not aware that they are representing themselves and could have their own agent, at no cost.

Select an agent or REALTOR® to be your representative(s). The on-site agent are helpful but basically fills out the blanks in the contract only (like taking an order so to speak), always representing the builder, his employer.

Real Estate is the single largest investment most people make it makes sense to have your own agent by your side to represent and advise you.

They should guide, advise and represent you throughout the transaction and attend walk-throughs and the closing. A good example: would you go to court and represent yourself?

Kirstin and I work in such a way that we check on the progress of your construction, take photos and place them on our website under My/Our New Home so you and your family and friends can see the progress as well, especially if you are not in Columbia. We are at meetings, walk-throughs, closing and after the closing we are always availabe to answer questions and concerns. We like to list and sell your home down the road when you move up or down, or move out of town. We also like to have your referrals of people you know that need to buy and sell property so we work hard to make your real estate transaction as smooth as possible.
